    A newly surveyed 325± acre property in Yell County near Bluffton is being offered at a multi-parcel land auction, giving buyers the option to bid on any of 10 individual tracts or in combinations. Tracts range from approximately 1.75 to 90.5 acres, and six of them together feature about 3,200 feet of frontage on Gafford Creek. Every tract is accessible from Highway 28, with either paved frontage or deeded access. The land presents a mix of opportunities for recreation, homesites and investment, with features that include deer, hog and duck hunting potential, an established duck hole with additional wetland possibilities, select creekfront areas with river rock harvesting potential, and spots suitable for hunting camps or residences. Roads, trails, shooting lanes and creek crossings are in place, food plots have been freshly mulched for planting, and where needed there are new culverts and rock-surfaced roads. Certain tracts also include former homesites, fenced pasture and a pond. Timber was harvested in 2021. Tract details include the following highlights presented in narrative form. Tract 1 is about 90.5 acres with roughly 1,600 feet of Gafford Creek frontage. Tract 2 covers approximately 68.5 acres and includes creek frontage, a duck hole, a food plot and a campsite. Tract 3 spans about 86 acres with around 800 feet of Highway 28 frontage along with hunting improvements. Tract 4 offers roughly 2.57 creekfront acres with potential for river rock harvesting. Tract 5 totals about 7.75 acres with both creek and highway frontage. Tract 6 is approximately 31 acres featuring creek frontage, fenced pasture, a pond and a former homesite. Tract 7 is an elevated building lot of about 1.75 acres. Tract 8 is roughly 27 acres with about 2,000 feet of Highway 28 frontage. Tract 9 includes approximately 6.64 acres with deeded access to the creek. Tract 10 is a cleared and leveled homesite of about 4.63 acres. Bidding will be available in person on site as well as by online simulcast. Prospective bidders may view the property from public roads, and interior access is available by arrangement with the auction agent. Pre-auction offers are invited. Earnest money requirements are set by tract category: for Tracts 1, 2, 3, 6 and 8, a $15,000 cashier’s check per tract is due, and for Tracts 4, 5, 7, 9 and 10, a $5,000 cashier’s check per tract is due. Checks are payable to Wilson Auctioneers, Inc. and are collected as earnest money on auction day. A 10 percent buyer’s premium applies. The balance is due at closing within 30 days, with a warranty deed and title insurance provided, and the property will transfer free and clear of liens and encumbrances.
